Buying land

The cost of buying land to build on in Quebec varies widely depending on location, size and specific features.  

  • In cities like Montreal and Quebec City Prices range from $100,000and $400,000 for residential land (budget more for land in sought-after neighbourhoods). 
  • On the outskirts of big cities Between $50,000and $150,000, or more, depending on the distance from an urban centre. 
  • In remote and rural areas Starting from $20,000and up to $80,000, depending on access to services and infrastructure. 

Earthworks

The cost for this kind of work often involves site preparation, rainwater management and building support walls. It varies depending on the region, availability of materials and labour. 

  • For standard earthworks Between $5,000and $15,000, which includes work like grading, excavation and soil preparation.  
  • For more complex work Costs can surpass $30,000.

Plans

The cost to draw up the plans to build a new home varies depending on the complexity of the project, desired size of the dwelling and experience of the person or company hired. 

  • By an architectural technologist Between $1,500and $3,000. A technologist can provide functional and personalized plans based on current or custom designs, often at a more affordable rate than an architect. 
  • By an architect Fees range between $4,000 and $10,000, even more for complex projects. Architects provide detailed and personalized plans that frequently include design and layout advice – which can bump up the cost.  

Special installations

The cost to include special installations varies depending on several factors like location and specifics of the project.   

  • Well (if applicable) Between $5,000and $10,000, or more, depending on well depth and local geographical conditions. 
  • Septic tank (if applicable) Between $7,000and $15,000,and up. This cost includes the septic tank as well as the filtration or drainage system and can vary according to the size and type of system required. 
  • Connecting to public services:  
  • Electricity Between $1,000and $3,000, or more, depending on distance to the power grid and complexity of the connection. 
  • Drinking water and sewage (if available) Between $2,000and $6,000, or more, depending on distance to the main pipeline and local requirements.

Factors influencing building costs

Type and size of house
